Just for completeness here's a list of the stuff I just did this year:
Things that have been done in last few years:
1. Installed new generator, 20Kw.
2. Installed new split A/C in guest bed, serviced other two.
3. Installed new solid rear door on house.
4. Painted entire house with high quality Benjamin-Moore paint. Should last 8+ years.
5. Replaced rooftop solar water heater.
6. Rebuilt all inset lights on house and entry ramp. Used LED lights
7. Replaced doors to pool equipment room.
8. Re-grouted swimming pool.
9. Installed new pool SS light bucket with LED light.
10. Checked with Rooftops. They recoated the roof in April 2011. With silicone it should last 15 years. They recommended to wait. The roof visibly looks great.
